Dry Rot and Wet Rot: Not the Same Problem

It spreads through the wood grain, causing cubical cracking and a dry, crumbly texture that can sometimes be crushed between your fingers. The dangerous aspect of dry rot is that it can travel across masonry and through framing to reach new timber, which is why it can advance through a home's structure if the moisture source is not closed. Wet rot (also called white rot) requires a persistent direct water source, such as a leaking gutter or a pipe, and stays localized to that area. It darkens the wood and makes it soft and spongy, almost like a wet sponge.
Both types of rot can hide behind a perfectly sound paint film. The surface may look fine because paint seals out air and slows the visual signs of decay, but underneath, the fungus is working. This is why a screwdriver or awl is a carpenter's first tool: probing reveals what the eye cannot see. The paint film can also trap moisture against the wood, which actually accelerates decay. In San Diego's climate, where the morning marine layer fog and the dry warm summers create cycles of moisture and drying, the conditions that sustain both dry rot and wet rot are present year-round. The distinction matters because wet rot usually stops once the water source is closed, while dry rot requires that the moisture be controlled to prevent new infection, though the fungus itself does not spread once the wood dries below about 20 percent moisture content.
Termite and Beetle Damage, and How It Differs from Rot
Termites and wood-boring beetles damage wood in ways that look distinctly different from rot, though the two often occur together. Drywood termites, which are the dominant species in San Diego, hollow out the interior of wood along the grain and leave behind a thin, sometimes paper-thin shell of sound-looking surface. They also leave mud tubes on masonry and concrete as they move between wood members. Wood-boring beetles (powderpost beetles, longhorn beetles, and others) bore through wood and exit through small round or oval holes, leaving behind fine sawdust-like frass. A carpenter can recognize these patterns, but identifying which insect is present, determining whether an infestation is active, and treating it chemically or through fumigation is the work of a pest control operator licensed or registered in your state. A carpenter's role is to remove the damaged wood and rebuild the structure from the pest operator's report.
Insect damage and fungal decay frequently occur in the same member because the same moisture that invites termites also invites rot. A piece of fascia or a floor joist may be hollowed by termites and simultaneously softened by fungal decay. When you receive a pest inspection report, bring it to your carpenter. Do not assume that because termites have been found the wood must be replaced, nor that because rot is present the structure is beyond saving. The extent of the damage, the location of that damage, and the cost of repair versus replacement are questions a carpenter answers by probing and measuring, not by assumption.
Reading the Signs Before You Open Anything Up
Before you call for an estimate, you can learn a great deal by looking and listening to your home. Paint that blisters, peels, or holds moisture at window sills, door thresholds, and the base of stucco walls is often the first visible sign that water is trapped behind it. Trim and fascia that give under thumb pressure, or that a screwdriver sinks into easily, indicate loss of section. Doors and windows that have shifted in their frames or changed how they close may signal movement in the framing beneath. A soft or springy patch of floor, especially near an exterior wall or under a bathroom, often means the subfloor or joists underneath have lost stiffness. Deck boards that flex more than they should, or a ledger connection where the deck meets the house that shows gaps or movement, warrant immediate attention. A musty smell in an enclosed space like a basement, crawlspace, or closet often indicates sustained moisture, even if you cannot see standing water.
These signs tell you to call a carpenter, but they do not tell you how much damage is actually present. Surface appearance often understates the extent of decay. A piece of wood can look sound on the outside and be hollow inside. This is why probing with a screwdriver or awl is how extent is determined. A carpenter will push into suspect areas, measure the depth of soft wood, and sometimes open a small section to see what is happening inside. This probing is not destructive; it is diagnostic. Once you know what is there, you can make an informed decision about repair or replacement.
What Decay Does to a Floor, a Deck and a Wall
To understand what decay does to your home, it helps to follow the load path. In a typical San Diego home, the roof and upper walls push down on beams and load-bearing walls, which rest on sill plates and rim joists, which sit on the foundation. The floor joists span between the rim joists and interior beams, and they carry the subfloor and everything on top of it. A deck ledger bolts the deck frame to the rim joist of the house, transferring the deck's load back into the home's structure. When wood loses section to rot or insect damage, it loses the ability to carry that load, but the first thing you feel is loss of stiffness, not failure. A floor that has lost section in its joists becomes bouncy or springy before it moves downward. A beam that has lost section develops a slight sag and feels softer underfoot. A deck ledger that is rotted at the bolts will flex or shift slightly when you step on the deck. These changes in stiffness are what alert a homeowner that something is wrong.
The progression of decay is gradual. A joist does not suddenly fail; it slowly loses section, stiffness decreases, and eventually, if nothing is done, the wood can no longer support its share of the load. The sill plate and rim joist are particularly important because they are the connection between the wood frame and the foundation, and they are often in contact with moisture from the ground or from failed sealants above. The ledger connection where a deck meets the house is worth inspecting regularly because it is the single point that transfers the entire deck load into your home's structure, and if it fails, the deck can separate. These are not emergencies to be frightened by, but they are systems worth understanding and maintaining.
Repair or Replace: The Actual Criteria
The decision to repair or replace a damaged wood member depends on four practical criteria. First, how much sound section does the member have left? A joist that has lost 30 percent of its depth to rot may be repairable; one that has lost 60 percent usually must be replaced. Second, where is the damage located? Decay at the bearing point where a joist rests on a rim joist is more serious than decay in the middle of the span, because bearing points carry concentrated load. Third, can the water source actually be closed? If the damage is caused by a chronic leak or poor drainage, and that source cannot be fixed, any repair is temporary. Fourth, how do the costs compare once access is accounted for? Sometimes the cost to open up a wall, sister a joist, close the moisture source, and finish the work is nearly equal to the cost of removal and replacement. A good contractor quotes both options where both are honest answers.
Sistering is a middle path: a new joist or beam is fastened alongside the damaged one, and both carry the load together. This works well when the damaged member still has substantial section and the bearing points are sound. Epoxy consolidants, which are liquid hardeners applied to soft wood, have a real but narrow use on non-structural profiled trim that is worth saving for its appearance or historical value. They do not belong in structural members, and filler over structural rot is not a repair. Your best protection is understanding the division of labor among the professionals who work on your home. A pest control operator licensed or registered in your state identifies wood-destroying insects, determines whether an infestation is active, and applies chemical treatment or other control measures. A carpenter removes damaged wood, rebuilds structure, closes water paths, and installs new framing and trim. A licensed structural engineer sizes beams, specifies repairs where the structure is compromised by decay or damage, and provides engineered drawings where required. The San Diego building department permits and inspects structural work such as removing or altering a load-bearing wall, replacing beams or joists, or altering stairs or exterior decks. Requirements and thresholds vary, so confirm with the building department whether your project requires a permit.
